Begin with the outside of your house, or your curb appeal. Take a fresh look at the exterior of your house from the view of a passerby. What jumps out at you? What would've-been-eye-catching features seem to fade into the background? Understanding this helps us to decide what plan of action we can use to attract buyers from the street and into your home. If your home's exterior isn't up to par with refreshed paint and colorful greenery we'll need to tackle those as well. Refer to the Curb Appeal Checklist and increase your home's final selling price.

Does your house seem to say, "This is Your Next House" to a buyer? Touring your property with a critical eye, I'll advise you of adjustments that enhance market appeal. I'll suggest that you put out of sight anything that gives the appearance of clutter. Surface areas like tables, desks and counters should be free and clear. Knickknacks, sentimental items, family photos, and refrigerator drawings should get stored away too. You need to "neutralize" the house so buyers can envision it as their new home.
I'll look over every room of your home. I'll point out the pieces of furniture that should be rearranged, rooms that need a fresh coat of paint, carpet needing to be changed, fixtures that need polishing, and any other improvement that can inexpensively be made to positively influence the sale.
I'll make sure that your home has mass appeal and that it's comfortable, avoiding "offensive" or "can't-work-with" hues on the walls and furniture. And if the house is vacant, you can consider temporary furnishings. You want your home to look ready to live in as opposed to bare and uninhabited.

Setting the Stage In the short time that your house will be on the market, we're doing well if we're engaging the buyer's senses. Brightening up your interior is of major importance, so we'll do things like part the curtains and reduce shadows where needed to welcome the buyer. Together we'll enhance the ambiance with enjoyable music playing lightly and assure a nice scent flows room-to-room. We'll incorporate cozy-looking bedspreads, and pillows on your chairs and bedding. We want buyers to feel like your current home is their future home. |
